Foundation Cracks: When to Worry and When Not To

The single most useful thing to understand is that not all foundation cracks mean the same thing. Concrete shrinks and moves a little as it cures and as the seasons change, and a lot of cracks are exactly that — cosmetic, and mostly a question of keeping water out. Others are a signal that something is pushing or settling. Telling them apart is about the shape, the width, and whether it is moving.

Cracks that are usually cosmetic

These are the ones that rarely mean structural trouble on their own:

• Thin vertical or diagonal hairline cracks under about 3 mm wide.
• Cracks with no offset — you can run a finger across and the two sides are level.
• Fine map-like surface cracking on the face of the concrete.

Cracks worth taking seriously

These shapes point to pressure or movement and deserve a look sooner rather than later:

• Horizontal cracks running along a wall — often soil pressure from wet ground.
• Stair-step cracks through the mortar joints of a block foundation.
• Cracks that are wider at one end than the other.
• Any crack where one side has pushed out past the other.
• A crack that is visibly getting wider or longer over months.

The honest limit of self-diagnosis

You can get a good sense from the list above, but you cannot confirm the cause of a crack from the outside, and neither can we from a photo. A horizontal crack might be early bowing or it might be stable. That is exactly what an on-site inspection is for — we measure it, check whether it has moved, and tell you plainly whether it is a seal-and-forget job or something structural.
