How we approach it

Serious vs cosmetic foundation crack

Thin vertical hairline cracks under about 3 mm, with no offset between the two sides, are usually cosmetic shrinkage and mostly a water-tightness question. The cracks we treat as serious are horizontal cracks, stair-step cracks through block joints, cracks wider at the top or bottom, cracks with one side pushed out past the other, and any crack that is actively widening. Those can mean pressure from wet soil or settlement underneath.
